Why does Recadia claim a buyer actually pays real estate commissions instead of the seller?

The short answer is because they do. Here is how it works:

  • At the time a house is listed, the seller and seller’s agent decide how much commission will be paid to the seller’s and buyer’s realtors involved in the transaction.
  • That amount is added into the list price of the property — thereby increasing the price of the property.

The seller is asking the buyer to pay a price for the property that will allow the seller to “net” the money he wants to receive for the house, plus cover realtor commissions. Thus, the commission a buyer pays to his realtor is already added into the price of the house. Who pays for the house? The buyer does! Therefore, the buyer actually pays for the house and the already “added in” commissions.

How much does a buyer typically pay for commission to her buyer’s agent?

In the majority of cases, a buyer pays a commission amount equal to 3% of the sale price of the home upon purchase. For example, the buyer bought a home for $400,000. The buyer’s agent received a $12,000 commission for representing her. And yes, she brought the money to the closing table to pay the $12,000 commission.

What does Recadia charge to work with buyers?

Here is what Recadia charges to buyers.

Showing Fee: We charge $50 per property that we show to you. Showings of Recadia listings are free. There is a minimum $500 charge paid up front. If you desire to see 11+ properties, the fee is $50 per property.

Transaction Fee: At closing, Recadia keeps only $3000 of the commission we are paid. The rest goes back into your pocket.

How do buyers get a commission credit from Recadia?

Buyers receive a commission credit at closing. The credit must be used on the closing transaction. It may be used to lower your closing costs including a seller credit, lender fees, and escrow fees. We guide you through the best way to use this money according to your goals. It is all disclosed on the closing statement. You will know the amount of any credit early in the buying process.
